Look DOWN at baseboards for gaps and UP at ceilings for stains โ uneven flooring or a faint musty smell can mask thousands in foundation or plumbing bills. Fifteen minutes of detective work beats a $15,000 surprise.
Card 2 โ Step 1
๐ Step 1: Run the floor-and-ceiling scan in every room. Down low: gaps between baseboards and floor (settling), doors that stick or won't latch (frames shifting), cracked tile lines, and the marble test โ a marble that rolls on its own means real slope. Up high: ceiling stains (even painted-over halos = past or active leaks), cracks running diagonally from door/window corners (structural movement, worse than straight hairlines), and fresh paint on ONE ceiling patch while the rest looks older โ that's a cover-up, ask what happened.
Card 3 โ Step 2
๐ Step 2: Trust your nose and check the wet zones. Musty smell in the basement or under sinks = moisture, and moisture is the root of the big-ticket horrors (mold, rot, foundation). Look: under every sink (warped cabinet floors), around toilets (soft flooring), water heater age sticker (10+ years = budget a replacement), dark staining on basement walls, and white chalky residue on concrete (efflorescence = water pushing through the foundation). Bring a moisture meter ($25) if you're serious โ sellers can hide smells with candles, but not readings.
Card 4 โ Step 3

Foundation: walk the perimeter looking for stair-step cracks in brick, horizontal cracks in the foundation wall (worse than vertical), and soil sloping TOWARD the house (water runs downhill โ right into the basement). Roof from the ground with your phone camera zoomed: curling or missing shingles, sagging ridge line. Gutters: overflowing or disconnected downspouts dumping water at the foundation are a slow-motion demolition crew. And big trees within 15 feet of the house = root and pipe questions worth asking.
Card 5 โ The Cheat Sheet
๐ The Red-Flag Cheat Sheet: DEAL-CHANGERS (get a pro before offering): horizontal foundation cracks, sagging roofline, active leaks, DIY electrical spaghetti, that musty basement. NEGOTIATION AMMO (fixable, price it in): old water heater/HVAC, minor settling, worn roof, bad grading. COSMETIC (ignore): hairline vertical cracks, sticky ONE door, ugly paint. Golden rules: 1. Every viewing: flush toilets, run taps 2 minutes, open every door, look under every sink. 2. Fresh paint in ONE odd spot = question it. 3. NEVER skip the professional inspection ($300-500) โ it's the cheapest insurance in real estate.
